Introduction
Oakhurst Cottage is a 16th Century brick built terraced
cottage on Tower Street, which is a one-way street, approximately 50
metres from the Landgate. We have tried to provide as much information
as possible in this statement, but if you have any queries, please call.

Pre-Arrival
• We have a website that provides information and photographs of the
cottage.
• Bookings/enquiries can be made directly from the website via e-mail,
or by telephone.
• All guests are provided with a local map with their booking
confirmation, showing the exact location of the cottage, and the nearest
car park.
• The nearest bus stop is 3m away.
• Rye railway station is approximately 300m away.
• The nearest RADAR toilet is approximately 300m away.
• The nearest taxi rank is approximately 300m away.
Arrival & Car Parking Facilities
• Oakhurst Cottage is in Tower Street, which is a one-way street. There
are 3 parking spaces outside the cottage although these only allow 1
hours parking between the hours of 9am and 6pm. However, it is
acceptable to park outside the cottage to unload your car. We suggest
guests park in the public pay and display car park in Rope Walk
(approximately 150m away).
• We use a keysafe and issue guests with the combination code before
their arrival. The keysafe is to the right of the front door at a height
of 43cm.
• We will come and meet you after your arrival to check you are happy
with the cottage and know how everything works.
Main Entrance & Reception
• The entrance is at the front and has 1 step, 7cm high, 11.5cm deep,
and 77cm wide.
• The front door is hinged on the left and is 79cm wide and 177cm high.
• There are 2 keyholes at heights of 63cm and 117cm.
• The front door opens into a small lobby with matting, and also stores
the electricity meter.
• It leads to the main living area which is carpeted. There is a light
switch on the right hand side at a height of 138cm, which operates all 3
lamps in the room.
• On the dining table is our 'Guest Information' book, together with our
Visitors Book, and our 'Comments, Suggestions and Breakages' Book, and a
welcome bottle of wine.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
• Dining Room & Lounge
• Entrance is from the front lobby, width being 83cm.
• The lounge and dining room are open plan.
• The carpet is mid blue and short pile.
• There is a contrasting blue rug in front of the fireplace.
• To the right is the lounge area with a 2 seater settee and 2 armchairs
(non feather). In the corner is a wooden chest with a radio/CD player,
lamp, and fruitbowl on. In the centre is a small coffee table, 45cm
square, 40cm high.
• In the far right hand corner is a circular glass topped dining table
(90cm diameter, 75cm high) with a wrought iron base, and 4 dining
chairs.
• There are 2 lamps 175cn high.
• On your left is the inglenook fireplace with a 7cm step to go into it.
The width of the opening to the fireplace is 215cm, height 140cm.
• Behind the bressumer beam is a light switch, to light up the
fireplace.
• In the fireplace is a Jotul 3 woodburning stove.
• At the far end of the lounge is a wall mounted LCD TV with Freeview
with remote control, and on the small chest below the TV is a
multi-region DVD player with remote control.
• At the far end of the lounge, between the TV and the dining table, is
the door to the kitchen. The step is raised by 1cm, and the doorway is
66cm wide and 172cm high.
• In the far left-hand corner is the door to the upstairs, width 69cm.
• There are 7 wooden steps to a mezzanine level, with a handrail on the
left, and then 3 further wooden steps to the main bedroom and bathroom.
Laundry
• There is a front loading washing machine in the airing cupboard on the
first floor. The washing machine is 60cm wide and 85cm high. There is a
clothes airer in the airing cupboard which fits over the bath. There is
a retractable washing line in the garden, and clothes pegs in the
kitchen.

Outdoor Facilities
• Exiting from the back door, from the kitchen, there is a courtyard
garden.
• The door is 57cm wide and 154cm high, with 3 bolts at heights of 10cm,
72cm, and 137cm, the top and bottom ones being key operated.
• There is a step of 8cm down into the garden. There is a further step
down in the middle of the patio of 7cm.
• The patio is built of crazy paving and therefore is an uneven surface.
• There are 2 coated metal chairs and a table, and 2 further plastic
chairs for guests to use. Seat cushions for the metal chairs are stored
in the kitchen.
• There are walled flower beds to the left and rear of the garden.

Bedrooms
• Bedroom 1 - First Floor
• The door is 80cm wide and 184cm high, and hinged on the right.
• The room is carpeted with a beige short pile carpet.
• There is a 4'6" double bed with wrought iron frame. Space to the left
of the bed is 87cm, and space to the right of the bed is 60cm.
• All pillows and duvets are non-feather.
• The main room light is on your left as you go in, and there are 2
bedside lights.
• There are 2 bedside cupboards and a chest of drawers.
• There are hooks on the wall for hanging clothes, with further hanging
space in the airing cupboard outside the bedroom.
• Additional blankets are available.
• There is a trouser press, and a radio.
• Bedroom 2 - 2nd Floor
• From the 1st Floor, there is 1 steep step of 40cm, and then 10 narrow
wooden steps, curving round to the 2nd Floor. The width of the stairway
is 61cm at its narrowest point. Steps are not of a regular height. There
is a rope handrail on the right, going up the stairs. The width of the
stairs at the top is 89cm.
• On the left at the bottom of the stairs, is a light switch for the
stairway, also operated from a light switch at the top of the stairs.
• There is no door to the 2nd Bedroom at the top of the stairs.
• This is an eaves room. The height at its highest point is 220cm, and
at its lowest point is 62cm.
• There are 3 spotlights, with the switch on the right as you enter the
bedroom.
• There are 2 single 3' pine beds, with a gap of 81cm between the beds.
• Bedding is non-feather.
• There is a bedside table between the 2 beds, with a lamp on.
• There is a chest of drawers, 84cm high, 70cm wide, 42cm deep.
• There is a small bedside chair, and additional fold-up table.
• There is a freestanding electric heater.
Bathroom, Shower-room & WC [Ensuite or Shared]
• The bathroom is on the 1st Floor.
• The door is 74cm wide, 184cm high, and has an internal bolt to lock
it.
• The toilet seat height is 44cm.
• The distance to the left of the toilet is 20cm.
• The distance to the right of the toilet is 28cm.
• The sink height is 78.5cm.
• The bath height is 55cm, length 168cm, 73cm wide.
• There is a shower attachment, and the bath is a Heritage Airbath.
There are laminated instructions for its use. The mains switch to turn
it on is in the main bedroom.
• There is a free standing towel rail.
• The carpet is beige and is short pile.
Self-Catering Kitchen
• The kitchen has a door leading to it from the lounge. There are 3
steps down at drops of 9cm, 14cm, and 4cm.
• Behind the left-hinged door are the safety instructions, fire blanket,
and gas and water meters, and on the left hand wall is the fire
extinguisher.
• On the left hand wall is a cupboard housing mugs and glasses, and then
there is a wall mounted boiler. The boiler controls are 121cm high.
• To the right of the door is the electric cooker, height 90cm, width
48cm, depth 53cm. There si a drop down oven door, with the grill at a
height of 67cm.
• Facing you are the kitchen cupboards with a worktop height of 92cm.
• The fridge is to the left, under the work surface, and has a 3 star
icebox.
• The sink is at a height of 93cm.
• Crockery, cutlery, saucepans, kitchen utensils and other basic items
are provided.
• There is a microwave, kettle, toaster, iron and ironing board.
• There are 3 spotligghts above.
• The flooring is ceramic tiles.
Additional Information
• There are selection of brochures of places of interest in the area.
• We provide the first basket of logs for the woodstove.
• We do not accept pets.
• The premises are non-smoking. However, we supply an ash tray for use
in the garden.
